Overview

RIA COURT is a series of three residential apartment buildings developed in the Kamares district of Larnaca, in close proximity to the historic Kamares Aqueduct. The three buildings — Ria Court 80, 81, and 82 — are located along Chrisoupoleos Street in the Saint Nikolas area, forming a coherent residential cluster developed consecutively between 2021 and 2023.

Each building follows the same typology: a four-storey south-facing block comprising eight two-bedroom, two-bathroom apartments, with unit sizes ranging from 101 to 147 m². The architecture is characterised by pronounced cantilevered balconies, clean horizontal lines, and a warm material palette combining fair-faced concrete bands with light rendered surfaces. All three buildings hold a Class A Energy Certificate.

The structural system consists of reinforced concrete beam-and-slab construction with typical spans in the 5–7 m range, providing a robust and economical framing solution suited to the repetitive residential floor plate. The foundation is a reinforced concrete raft, appropriate for the site conditions in the Kamares area. Seismic detailing complies with Cyprus national standards.

ASD Sotiriou provided full structural engineering design services for all three buildings, coordinating closely with Emotion Architects throughout the design and construction phases.
