MAJESTIC VILLAS
Overview
Majestic Villas is a collection of eight luxury residential villas set on a hillside in Agios Tychonas, one of Limassol’s most exclusive residential enclaves, commanding 180-degree views across the Mediterranean.
Each villa extends across three levels — basement, ground, and first floor — with gross floor areas ranging from 659 m² to 990 m². The hillside site presented a significant challenge: the terraced topography required a carefully coordinated structural strategy across each villa footprint, with substantial retaining wall systems to manage slope stability and soil pressures between levels.
The structural system for each villa combines reinforced concrete moment frames with flat slabs incorporating Cobiax void formers — a biaxial voided slab system that reduces slab self-weight by up to 35%, allowing longer spans and reduced slab thickness while maintaining the open, column-free interior spaces the architectural concept demanded. Raft foundations were adopted across all units to distribute loads uniformly over the variable hillside ground conditions and to minimise differential settlement between the heavily loaded villa structures and their adjacent pool and terrace elements.
ASD provided full structural design for all eight villas, including foundation design, retaining wall systems, and structural coordination with the architectural and MEP teams throughout the design and permitting stages.
