MANDARIN PARK
Overview
MANDARIN PARK is a 16-storey mixed-use redevelopment in Germasogeia, Limassol, combining refurbished ground-floor retail units with a new residential tower rising above.
The development comprises the renovation of existing coastal-front shops and the demolition of derelict upper floors, paired with a new residential tower set back within the site, including a double-height lobby, ground-floor amenity spaces, and one level of basement parking.
The tower’s lateral stability is provided by a shear wall system, with post-tensioned flat slabs used for the floor structure to achieve typical spans of 8m while keeping slab depths efficient for the residential floor plates. The foundation is a piled raft, transferring loads through the site’s coastal soil conditions while controlling settlement across the tower footprint. The articulated white perimeter frame visible on the façade is an architectural feature and is not part of the primary structural system.
