AGIA FYLA RESIDENTIAL COMPLEX
Overview
Agia Fyla Residential Complex is a pair of four-storey residential buildings in the Agia Fyla quarter of Limassol, set on adjacent plots and unified by a shared architectural language of exposed concrete, cantilevered slabs, and vertical timber louvers. Each building sits above an open pilotis level that provides covered parking and access to the entrance lobby, with four residential storeys above.
The two buildings share the same structural approach. Both are reinforced concrete structures with shear walls providing lateral stability and flat slabs spanning typically 6 to 8 metres between vertical elements. The slender circular concrete columns running through the pilotis and up the facade are a recurring feature of the design, supporting the cantilevered balconies and exposed soffits that define the character of the buildings. Foundations are raft slabs, selected to spread vertical loads evenly across the soil profile without the need for piling.
The architectural treatment differs in tone between the two. The south building adopts a more sculptural, brutalist expression with interlocking concrete volumes and deep-set balcony cavities. The north building is cleaner and lighter, pairing exposed concrete slabs with rendered white walls and cylindrical concrete stair-and-lift towers. Both elevations are unified by cantilevered balcony slabs and vertical timber louvers.
ASD Sotiriou provided the full structural design for both buildings, including foundation design, shear wall and flat slab detailing, and coordination with the architectural and MEP teams. Architectural design by Kyros Lontos Arhitekton.
