Overview

Brightbuild Residences is a large-scale residential development under design in Tserkezoi, on the western fringe of Limassol — a rapidly evolving corridor adjacent to the new Limassol port and the City of Dreams Mediterranean resort.

The development comprises three separate building blocks (Block A, Block B and Block C), each rising to six storeys above ground level with a total building height of 26.5 m. Each block is composed of two interconnected residential wings sharing a common core for stairs, lifts and services. The programme includes one- and two-bedroom apartments across the upper floors, with ground-floor pilotis accommodating reception, bicycle parking and building services. Shared amenities across the site include two swimming pools, a tennis court, extensive formal gardens and landscaped courtyards — all set within a plot of approximately 10,800 m².

The structural system consists of reinforced concrete flat slabs supported on columns and shear walls, providing the lateral resistance required under Cypriot seismic conditions. Typical structural spans range from 6 to 8 metres, suited to the residential floor plate. The foundation solution is a piled raft, appropriate for the shallow groundwater table encountered at the site — geotechnical investigations recorded the water table at approximately 3.3–3.4 m below finished ground level — ensuring adequate load transfer to competent bearing strata while controlling differential settlement.

ASD Sotiriou provided full structural and geotechnical engineering services for the development, working alongside architect PPA Architects to deliver a scheme that balances architectural ambition with structural efficiency across three geometrically distinct building blocks.
