LUMINA MARE
Overview
Lumina Mare is a 20-storey mixed-use tower under construction near Larnaca Port, approximately 350 metres from the seafront. The development reaches 65 metres in height and comprises ground-floor boutique retail, private parking levels, and 54 residences from the 7th floor upwards, with amenity spaces including a residents’ lounge on the 7th floor, an infinity pool on the 19th floor and a landscaped roof garden at the 20th floor.
The structural system is shear wall–dominated, with a central core and strategically placed structural walls providing lateral resistance against wind and seismic demands in the coastal Larnaca region. Floor slabs are post-tensioned flat slabs, which allow longer clear spans, reduced slab thickness and column-free apartment layouts — important for the residential floors where unobstructed sea views and flexible interior planning drive the architectural intent.
The foundation is a piled raft system, selected to suit the soil conditions of the reclaimed coastal zone and the tower’s concentrated loads. Combining raft action with deep piles allows controlled settlement, effective load sharing, and reliable transfer of overturning moments from the slender tower footprint into competent bearing strata.
ASD is providing the full structural and foundation design for the tower, coordinating post-tensioning layouts, shear wall distribution and piled raft sizing with the architectural concept by Eraclis Papachristou Architects for the developer, SLK Development.
